I've given a lot of thought to this topic recently because I wanted to narrow down to the one thing that is hardest to do when selling a house. 

I thought of all the things that I do, as a Realtor...

And if I had to narrow it down to one thing that was the most challenging in the selling process, I would have to say, in the current market we are in, navigating and negotiating all the offers is without question, the hardest thing. 

Now for me, handling the offers and negotiating 10 or 20 offers or even 40 offers isn't hard because I do it for a living, for over 17 years, in over 300+ transactions. 

Now if you're selling without a good detailed marketing and sales plan, and you do not have, at least, 5 offers on a the property being sold, it's being mismanaged in some way. 

It could be that you haven't been counseled on simple steps to improve your home for sale and prepare it for the market or you just haven't paid attention to the details of setting yourself up for a successful marketing campaign overall (price, scheduling showings, open hosues, etc). 

On thing is certain, the sheer lack of homes for sale is driving prices heavily and if you're not positioned, dare I say, perfectly, for this market, you won't get offers or the appropriate amount of attention to drive your price as high as it can possibly go.
